    Weed Control

    Early Spring: Pre-emergent herbicide application for control of crabgrass (which germinates in the spring). NOTE: to discourage crab grass germination, lawn watering is best limited early AM and only one (1) inch per week. Infrequent, deep watering also discourages fungal diseases.


    Late Spring: Post-emergent herbicide/spot treatment application to control actively growing weeds (i.e. crabgrass), if necessary.

    Early Fall: Pre & Post-emergent herbicide application (August-November) to control actively growing weeds and winter annuals (i.e. white clover, dandelions, chickweed).

    Planting Bed Care
    Eradication of weeds/hand weeding, in accessible /mulched areas cracks and crevices, to a total of 6 times.

    Spring Clean Up
    Removal of debris from landscape beds, i.e., leaves, weeds, deadwood shrubs, etc. Turning of existing mulch and application of double-shredded hardwood mulch to a depth of 2" in all beds. All previously mulched trees and shrub beds will be defined with a 3" depth edge.

    Fall Leaf Removal
    Fallen leaves will be removed once per contract year. Leaf removal will be performed in the November-December timeframe.

    Pruning
    Shrubs will be pruned 2 times per season (at appropriate times per plant species), using proper horticultural techniques to maintain a neat appearance. All plants in need of shearing will be pruned twice between the months of May and September.

    Pesticide Control (trees/shrubs)
    Applications of organic insect/disease products (i.e. Neem Oil for control of Azalea Lace Bug) to be applied twice at appropriate time of season to be most effective on an as needed basis.

     

    Grounds Maintenance Service Descriptions

     

    Mowing
    Lawn areas are maintained at a height of 3"–3½" for the mowing season. Removal of all debris from the lawn area prior to mowing will be a normal practice. The mowing price is based on a (7) day cycle with (28) mows throughout the growing season (April-October). Mowing includes trimming around all obstacles and buildings, removal of all related debris, and site cleanup.

    Edging (included)
    Edging of all sidewalks and curbs will be performed each time lawn is mowed during the growing season. All debris from edging shall be removed and blown clean to insure a manicured edge and to maintain “curb appeal”.

    Soil Test (complimentary: taken once every 3 years)
    Soil test analysis indicating soil pH and fertilization recommendations: nitrogen (N), phosphorus (P), and potassium (K) per 1,000 sq. ft of lawn provided. Lab report will indicate lime recommendations as well, if required.

    Aeration
    Utilizing a premium mechanical aerator, core aeration of accessible turf area to a minimum depth of 2" is a recommended annual lawn care practice. Aeration reduces soil compaction, improves rooting by increasing water, nutrient, oxygen movement, enhances microorganism activity which decomposes thatch. Prior to aeration, grass should be mowed short (1½") and lawn watered to moisten soil to a depth of approximately 4".

    Overseeding (with starter fertilizer)
    In conjunction with aeration, overseeding at a rate of 2-4 lbs./1,000 sq. feet of lawn is recommended (mid-August to early October). A blend of premium “turf type” tall fescue grasses are utilized. A light application of starter fertilizer is applied as well. Lawn will require a gentle, daily watering until grass seed germinates: typically 4-10 days.

    Fertilization (3 applications)
    Nutrient plan is developed based on soil test results to build a healthy root system while discouraging weeds. Fertilizer is applied per 1,000 sq. ft. of lawn to supply recommended nitrogen, phosphorus, potassium. There are two (2) applications at approximately 4-week intervals during the optimum time to fertilize cool season grasses in Virginia (August–November), and One (1) spring application
    (April-May) at half the rate per soil analysis.
